Responsibilities:
1) EXECUTION OF THE PROJECT
Handling over all interior work involving plastering, painting, door -windows, walls and flooring, partitions, furniture’s, beautification, artificial plants, false ceilings, non industrial lights, sanitary fittings etc of all buildings structures ware houses, custom offices, food courts, office building, CRC building, bunks, dormitories, and any other as per the requirement of the company in close coordination with head buildings
Providing inputs to engineering team/consultants for designs and drawings/BOQ of the infrastructure development
Identifying sources of materials /rates and getting them vetted from the company and the engineering team for making the estimates
Study of drawings /BOQ/specifications/SOP’s and advise for the changes, if any, as per site specific conditions/ease of operations/construction related issues
‘Preparing micro scheduling of the activities, doing resource planning, in line with the business requirements and to integrating various engineering activities to match desired timelines
Organizing on site Kick Off meetings with construction team, vendors and other relevant participants to make them understand total execution plan, time frames, construction drawings, QA/QC standard & practices, critical construction stages, safety procedures/policy, compliances of various labor laws
Handling and guiding the team of engineers/contractor/vendors for ensuring the progress from line out to commissioning of the assets as desired, recording deviations and delays at site and take the mid course corrections to make up the delays in consultation with Project head
Ensuring the execution of the work as per issued drawings and specifications. Strictly monitoring the progress of the work on day to day basis and ensuring the same as targeted. Keeping records of daily progress/activities and proactively taking appropriate action for the resources/material/manpower deployment etc.
Raising and getting approvals of change orders/EDRs for any variations/changes/additional/alterations from the original scope of the work arising at site due to site specific issues and keeping the records of the same
Trouble shooting local issues, resolving vendor queries & various clarifications about drawings/execution etc., on day to day basis
Supplying various reports on daily progress, equipment needs, critical issues, execution stages and other inputs to project stake holders to keep them updated

2) PROJECT BUDGET COMPLIANCE/COST SAVING AND VALUE ENGINEERING
Constantly reviewing the ongoing system and keep on evaluating the alternate designs/methods/procedures/materials etc in coordination with the consultants/engineering team and establish the mechanism for value engineering/cost saving thereby saving in time and cost for site specific cases or on replicable basis with out compromising on the safety and branding. Processing the appropriate document for the management approval for the same
Assisting in Budgeting, Cost Planning and coordination with other Business Teams for providing timely inputs for internal project compliance documentation
Constantly monitoring the expenses ,activity wise , and adhering to the budgets approved by the company accordingly. Evaluating executed quantities, payment released and net budget utilization in a phased manner. To be proactive in visualizing any project cost overrun by any activity at site and taking the immediate corrective actions
Identifying the additional items, making rate analysis of the same and facilitating the negotiations for finalizing the rates with the contractors. Studying the impact of additional items on the project cost and taking appropriate approvals from the management for the same before executing them
3) QUALITY OF THE WORK AND SAFETY
Ensuring highest quality and excellent standards in the delivery of the project in line with the specifications approved by the company
Ensuring various tests to be conducted as per appropriate frequency and test methods to ascertain the quality of the deliverables as per agreement/IS and other codes as applicable for material and services
On site lab arrangement for day to day test & quality control and to identify 3rd Party testing agency for lab test and quality reports
Publishing the test results with the appropriate recommendations. Taking appropriate action in case of deviations and advising management for the same
Ensuring compliances of various QAQC MIS/formats and publishing the same in time
Ensuring health and safety of man power/machinery and environment by implementing various HSE standards as published by the company to achieve zero man hour loss and NIL accidents at site minor or major
Educating staff/contractors/vendors on safety requirements and the risk involved ,to take the appropriate risk mitigation measures and ensuring the compliance of the same
Making risk assessment analysis and publishing the risk mitigation schedules and guide lines and ensuring the same to be adhered to
Monitoring & implementation of safe construction practices. Taking up the matter with the concerned party and issuing the warning letters in case of deviations
Conducting study, analyzing and submitting the report for implementation on any untoward incident
4) CLOSUERE OF POs, BILLs ,CAPITALISATION,AS BUILT DRAWINGS
Evaluating and certifying the executed quantities for running and final bills timely and processing the same to avoid any delay in payments. Follow up with billing/contracts/accounts for the timely release of the bills
Follow up with the contractors and vendors for the timely submission of the bills
Critically examining the bills and certifying the payments as per the agreement conditions/drawings/relevant IS codes/LD clauses/advance paid etc etc
Evaluating asset wise costing for asset capitalization and forwarding the same to planning /billing for inclusion in MIS etc
Advising closure of the Pos after completion of the work to billing, timely
Providing “AS BUILT” drawings to the consultant/design section incorporating the approved final changes and uploading in database
5) COORDINATION
Coordinating effectively with various internal teams like business, billing, accounts, engineering, project team, counter parts in the projects ,HSE and QAQC teams, IS teams, SAP teams, IT teams, piers and subordinates etc to maintain the pace of the work and to resolve the site specific issues in favor of the progress of the project
Coordinate effectively with various external agencies and channel partners like vendors, contractors, labor /ESIS/PF officials, explosives, various govt agencies involved to take the appropriate approvals for the project work for smooth start and execution of the works
